The Importance of Staging + Artistic Photography When Selling Luxury Homes

In Los Angeles, buyers don’t just purchase square footage-they invest in a lifestyle. The fastest way to communicate that lifestyle is through visual storytelling including meticulous staging, editorial-style photography and other media marketing that make a property feel not only beautiful, but aspirational in the lifestyle that the property represents. When your listing looks like the life your buyer wants, everything that follows including click-through rates, private showings and offers moves faster.

The Real Effects of Staging (Beyond Moving Furniture)

Great staging is narrative design. It choreographs how a buyer moves through space and what they feel in each room. Done well, it:

  • Highlights architectural intent (sightlines, symmetry, volume)
  • Solves for scale (especially in great rooms and long corridors)
  • Frames lifestyle moments (espresso on a sun-splashed terrace, a quiet office with canyon views, a moody screening room)
  • Reduces cognitive load—buyers don’t have to “work” to imagine function or furniture placement

Encouraging our sellers to stage is not just a line we use as real estate agents to make our job easier as we prepare to list a home. This recommendation is always for the benefit of the seller as data firmly backs the benefit of staging and confirms that staged homes have lower days on market and command a higher price per square foot than non staged homes.

In the National Association of Realtors’ latest Profile of Home Staging (May 6, 2025), 83% of buyers’ agents said staging makes it easier for buyers to visualize the property as a future home, and the living room, the primary suite, and the kitchen ranked as the most important rooms to stage.

Just as important: staging can influence value. NAR reports that 17% of buyers’ agents saw offers increase by 1%–5% on staged listings versus similar unstaged homes, with additional survey insights showing many pros citing 1%–10% boosts attributed to staging. 

Speed matters in any market, but especially at the high end where carrying costs accumulate. Industry analyses from the Real Estate Staging Association (RESA) show meaningful reductions in days on market for staged properties compared with non-staged ones.

Photography That Feels Like an Editorial Spread

Once staged, your property deserves compelling imagery that draws buyers and agents to the listing through aesthetically driven, creative photography that tells the story of the home. A buyer’s first impression of the home will be the thumbnail photo, also known as the leading or headline photo, followed by the entire deck that tell the story of the home and reconfirms in a buyer’s mind that they absolutely want to visit this home.  

What separates “nice” photos from compelling photos?

  • Light mastery: early morning for glow; blue-hour exteriors that make glass and landscaping luminous.
  • Editorial composition: vignettes that humanize scale without clutter.
  • Perspective discipline: clean verticals for modern architecture; slightly elevated angles for view properties.
  • Texture and tone: capturing plaster, stone, and wood so materials read as tactile and premium.
  • Story beats: moments that connect buyers to the home emotionally.

High-net-worth buyers in Los Angeles shop with seasoned taste. They scroll fast, save selectively, and tour only the properties that feel aligned to their identity.

  • Aspirational lifestyle: From a sculptural staircase to an alfresco kitchen with ocean breezes, visuals tell the story of slow mornings, glamorous evenings, and the ease of indoor-outdoor life.
  • Differentiation: In neighborhoods where architecture and finishes can converge at similar price points, editorial presentation is your competitive edge.
  • Confidence: A thoughtfully staged, impeccably photographed listing signals stewardship—buyers infer that what they can’t see (systems, maintenance) has been equally considered.

The Invisible ROI

Consider the mathematics of perception. If staging and elevated visuals prompt just one additional qualified buyer to write an offer and drive interest, the ROI could be anywhere from 1% to 5-10% on the higher end. That far exceeds typical staging investments and photography budgets, while also compressing time on market (lowering your carrying costs and opportunity costs). Recent industry reporting reflects these patterns consistently, according to the National Association of Realtors.
